Pages 10 and 11 consider the current distribution of housing and employment growth in the Greater Exeter area as well as the options that the plan could adopt for future development. It is important that the forms of development we persue fulfil the objectives set out in our vision and ensure sustainable development.
Definition of terms
More efficient use of land in Exeter
More efficient use of land could include considering the density of development, brownfield sites, and unused sites.
Major urban extension
Involves the planned expansion of a city or town and can contribute to creating more sustainable patterns of development when located in the right place, with well-planned infrastructure including access to a range of facilities, and when developed at appropriate densities.
Dispersed development
Dispersed development spreads houses and employment out over a wide area. This scenario would require significant development in existing towns and settlements, seeking to maximise utilisation of existing infrastructure.
Stand alone new communities
Newly planned settlements. The scale of development would inform the nature of the community e.g. a village or town. The main purpose of new towns historically was to reduce congestion through the creation of attractive urban units that would provide local employment for their residents.
Other
We would welcome your ideas for other development distribution approaches you think we could take with the Greater Exeter Strategic Plan.
